FHA borrowers are often first-time buyers, people rebuilding credit, or households with modest savings. FHA allows down payments as low as 3.5% for borrowers with a 580 or higher credit score, and it is more forgiving of past credit events and higher debt-to-income ratios than many conventional programs. That flexibility is why they filled out the form.
What they worry about is whether they will qualify at all. Many have been told no before, or assume they need 20% down. A loan officer who explains the program plainly, sets realistic expectations about mortgage insurance and closing costs, and gives a clear path to pre-approval stands out quickly.
FHA shoppers also fill out several forms and respond to whoever calls first, so speed matters as much as it does on purchase. Some FHA leads will be refinances, including streamline refinances for existing FHA borrowers, so confirm the purpose early in the call. Ask whether they already have a real estate agent, too; many first-time buyers don’t, and a good referral helps both of you.
