Refinance leads for rate/term and cash-out loans

Refinance leads are homeowners asking whether a new loan makes sense, either to lower their rate and payment or to take cash out of their equity. Rate moves drive the volume.

Who they are

Who refinance leads are

Refinance leads come in two flavors. Rate/term borrowers want a lower rate, a shorter term, or to drop mortgage insurance, and they will do the math on whether the savings beat the closing costs. Cash-out borrowers want money from their equity, usually to pay off higher-interest debt, fund a renovation or cover a large expense, and they are often less rate-sensitive.

Volume follows the market. When rates drop, rate/term inquiries spike quickly and homeowners shop hard because they have read the same headlines you have. When rates rise or hold, rate/term slows and cash-out becomes a larger share, because borrowers with a low first mortgage may compare a cash-out refinance against a HELOC.

Unlike purchase buyers, refinance borrowers rarely have a hard deadline. That makes them more forgiving of a callback a few hours later, but also easier to lose to inertia. Your job on the first call is to show a clear number: monthly savings and break-even for rate/term, or net cash and new payment for cash-out.

How to work refinance leads

What the best-performing teams do from the moment the lead lands.

  1. 01

Know their current loan before you pitch

Ask for their current rate, balance, remaining term and whether they pay mortgage insurance, and sanity-check the property value they gave on the form. Without these numbers every quote is a guess. Most homeowners know their rate and payment roughly; a recent mortgage statement gets you the rest.

  2. 02

    Show break-even for rate/term

Rate/term borrowers decide on math. Show the new payment, total closing costs and how many months it takes for the savings to pay them back. If the break-even is longer than they plan to stay, say so; an honest no today earns the call back when rates fall further.

  3. 03

Uncover the real goal for cash-out

Ask what the money is for and how much they need. Debt consolidation, a renovation and a down payment on a second property each lead to different structures. Compare a cash-out refinance against keeping their first mortgage and adding a HELOC, especially when their current rate is low.

  4. 04

Follow up through the rate cycle

If the numbers don’t work today, set a target rate with the borrower and put them on a rate-watch list in your CRM. A short note when the market reaches their target is one of the most effective follow-ups in refinance, and these leads tend to come back.

Campaign setup

Set up your campaign

Recommended settings for buying refinance leads on Maple Leads.

  • Run separate campaigns for rate/term and cash-out so you can price, cap and staff each one differently.
  • Rate/term shoppers compare quotes quickly after rate drops; consider Hot tiers when the market is moving and Warm tiers when it is flat.
  • Cash-out borrowers are usually less rushed, so Warm 1 to Warm 3 can be a cost-effective place to buy if you call promptly.
  • Filter by loan amount, property value and credit score band to avoid scenarios you can’t place, especially Fair and Poor bands for cash-out.
  • Use the occupancy filter to separate primary residences from investment properties, which price and qualify differently.
  • Raise daily caps when rates fall and refinance volume rises, then pull them back when the window closes.

FAQ

Refinance leads questions

Can I buy only cash-out or only rate/term leads?

Yes. Rate/Term Refinance and Cash-Out Refinance are separate lead types in campaign filters. You can buy one, the other, or both, in separate campaigns with their own tiers, caps and schedules. Most teams find the two need different scripts and different follow-up, so splitting them also makes reporting cleaner.

Does the lead tell me the borrower’s current rate or equity?

Partly. The lead includes the homeowner’s estimated property value and loan amount, which give you a rough loan-to-value, plus a self-reported credit score band, property type and occupancy. It does not include their current rate or balance. Ask for those on the first call; a recent mortgage statement gives you what you need.

How do rate changes affect refinance lead volume?

Refinance demand follows the rate market. When rates fall, rate/term inquiries rise quickly and borrowers shop several lenders. When rates rise, rate/term slows and cash-out becomes a bigger share. Adjust your caps and tiers with the market rather than leaving one setting all year.

Are aged refinance leads worth buying?

They can be, especially when rates have moved since the lead was submitted. A homeowner who asked about refinancing three weeks ago and was told the numbers didn’t work may now have a real reason to talk. Aged leads are opt-in and inexpensive, so a rate-drop email and call campaign is a reasonable test.

What if the borrower decides not to refinance?

That is part of refinance, and a changed mind or a scenario that doesn’t qualify is not a valid return reason. Returns cover data problems such as disconnected or wrong numbers, duplicates, fake information, or a consumer who didn’t request contact, opened within 48 hours of purchase.
